For one or two rooms, no. For a full villa gut job across every floor, we’d strongly suggest it. Dust travels everywhere, and heavy trades run loud all day. Most of our clients rent a furnished place for 2 to 3 months. We help time it around school terms and summer travel.

Paint and flooring usually just need a community NOC. Structural changes, extensions, and anything external need Dubai Municipality approval. Pool and landscape work sometimes need a separate sign-off depending on the community. We file everything and keep you posted at each stage.

Cosmetic refresh, 6 to 10 weeks. Full structural renovation with MEP and layout changes, 3 to 6 months. Custom joinery or imported stone can add a few weeks on top. We lock the timeline before any demolition starts so you can plan around it.

Both. Most villa clients want the full thing, concept to keys. We do the layout, the 3D visuals, the material selection, and the build. If you’ve already got an architect or designer you like, we’re happy to work off their drawings too. No ego about it.
